In 1965, Hugh Keiser established the firm Hugh M. Keiser Associates along with John M. Dyon. In 1986, following Mr. Keiser's retirement, John M. Dyon became President and Owner. In 1989, John G. Dyon joined the firm and in 2010 became President and Owner. This began the transformation of a firm, Keiser Associates, Inc. with a new direction and goals that have been refined as the company has grown in stature and prestige. Keiser Associates, Inc. has been in business over 50 years and to this day continues with a tradition of personal services and Client trust unmatched in the industry.

Strategic Planning

Evaluation of facilities, adjacencies, and functions to enable the provision for future flexibility, work habits and culture.

Site/Building Selection and Lease Analysis

These services go hand-in-hand. Reviewing properties and providing analysis as to current and future firm needs. Comparative building site/property/office space analysis includes square footage calculations of rentable and usable as well as functional preliminary layouts, location adjacencies and orientation to the exterior. These services could include analysis of building capacity for electrical, HVAC and fire safety.

Programming

Survey and organize specific and detailed information regarding existing and future staff projections, open plan or office requirements, conference, reception, cafeteria and technology rooms, etc., as well as basic circulation, utilities and security. This living document expands or contracts as business environments and conditions change or dictate. This service is critical to the success of the final living work space.

Interior Space Planning

Survey all existing furniture, fixtures, files and equipment. This along with the approved program and requirements aids us in preparing a preliminary space plan for discussion and revision to a final approved plan.

Interior Design

Based on interviews regarding overall corporate image and philosophy, Keiser Associates, Inc. would select materials, finishes and furniture infused with texture and color as well as specifications or design of lighting, workstation and desk systems.

Contract Documents

Prepare a complete and accurate set of interior construction documents, specifications and drawings to complete the intended and budgeted layout and design.

Project Management

This is where Keiser Associates, Inc. excels above other interior design firms: Total Project Management. While we can and do work with numerous consultants, Keiser Associates, Inc. provides our clients the ability to see the whole scope of the project. Each Keiser Associates, Inc. project is individually tailored to the client's unique requirements. Our professional team members are capable of handling all design disciplines, including specific requirements such as the survey of existing space, space planning, and interior design, as well as initiating construction documents, coordinating all furnishings and providing complete project management services.

Strong management and teamwork make up the foundation of our philosophy. Each project is assigned a principal who forms a permanent project team as its inception. The principal establishes the project's direction, establishes a primary line of communication between the client, landlord, and any other consultant retained, and assumes overall responsibility for the work. Design professionals with expertise in programming, space planning, interior design, cost estimating, construction documents, contract administration and project and move management are on these teams. This principal leadership of the team approach provides the continuity required of the design process. Budgets and schedules reflective of the client's objectives are established at the outset of our work. These budgets and schedules are continually updated and adhered to. As our work progresses, these documents become the centerpiece of our work.
